Project Overview

This custom family barndominium was designed to provide spacious family living with integrated covered parking and a private mother in law suite attached to the main structure. The goal was to create a highly functional home with strong framing, thoughtful layout design and flexibility for long term family use.

Location: Texas Hill Country

Foundation: Concrete slab

Footprint: 40 by 96 foot structure


The Client’s Goal for The Family Barndominium with Attached Mother In Law Suite

The homeowners wanted a large scale family barndominium that would:

  • Provide comfortable primary living space

  • Include an attached mother in law suite

  • Offer covered garage and storage space

  • Create additional attic storage areas

  • Maintain strong structural framing throughout the home

The layout was designed to support both privacy and shared living spaces while keeping the overall build efficient and practical.


Build Process

We handled the full framing scope for the project including exterior walls, interior framing roof structure and installation of windows and doors. The interior will be finished out by a different builder.

Framing and Structure
  • 10 foot ceiling heights throughout the home

  • 2 by 6 exterior wall framing spaced 16 inches on center

  • 2 by 4 interior wall framing based on homeowner plans

  • 5 over 8 Zip exterior sheathing on all exterior walls

Roof and Ceiling Design
  • 2" by 12" ceiling joists to create attic storage space above rooms

  • 2" by 6" rafters for vaulted living room ceiling

  • Framing designed to support open living areas with additional storage flexibility

Garage and Access Features
  • Covered garage area connected to main structure

  • Two staircases leading from garage to attic storage

  • Simple deck style stairs with 2 by 12 stair treads

  • Basic 2 by 4 railing with toe kick for safety

Doors and Windows
  • Installation of all windows and exterior doors

  • Garage door installation excluded from project scope

All labor and framing materials were included as part of the project.


Cost and Timeline

Large scale barndominiums continue to grow in popularity because they offer flexible layouts efficient construction and long term functionality for families.

Build Timeline: Timeline dependent on site preparation, concrete, scheduling and finish selections.

Concrete installers coordinated directly with the homeowner for slab preparation and J Bolt placement prior to framing installation.

This barndominium was designed to balance open family living with practical storage and multigenerational flexibility. The combination of vaulted living spaces attic storage and attached suite areas creates a highly functional home built around long term use.
